MARIAN GARDENS

This site was formerly occupied by the Sacred Heart Academy and Marian High School buildings in south Regina. The site area is nine acres, with many existing trees, and is located adjacent to the Dr. Martin LeBoldus High School and a residential neighbourhood. The location is across the street from grocery and commercial developments providing easy access within walking distance to many businesses.

The site represents an important location on one of Regina's main approaches in that it serves as a landscaped buffer between the commercial development and Wascana Centre, Regina's centre-piece park. Building setbacks from Albert Street to the east and 25th Avenue to the south provide a significant landscaped buffer. The crescent shape of the buildings assists in controlling the apparent length and mass of each building, and allows landscaping to flow through the site development. Most car parking is located underground, beneath the buildings. Above ground car parking is purposely hidden from street view within the building clusters.

This development comprises 184 condominium apartment suites within low-rise buildings. It also includes 135 residential suites, especially designed for seniors, in three-storey and four-storey buildings containing central dining/lounge/kitchen, with meeting rooms, sun room, library, classroom, fitness room, chapel, hairdressing salon, and administrative offices.
